Our responsibilities cover attention to detail, timeliness, accuracy, and open communication which will result in profitable and effective operations.
We Will Provide The Following Management Services:
• We know good communication between the investor, the tenant, and the management company is the key to a sound and productive relationship.
• We maintain a log of all complaints and problems in order to control their expeditious handling. We work in close harmony with the investor providing monthly progress reports, financial reports, distributing newsletters, and any necessary information bulletins.
• We implement and enforce all policies, rules, and regulations that may apply.
• We work directly with the tenants encouraging good community relations regarding problems with noise, odors, appearance of individual units, children, and pets.
• We have management personnel available to handle emergencies 24 hours a day.
• We review, develop, administer, and report regularly any proposed contracts.
• We keep records of all legal documents, property deeds, construction plans, warranties, member rosters, financial statements, contract reports, and manuals. Our responsibility also covers the preparation of all transfer and refinancing documents and delinquency liens.
• We coordinate with the investor and local insurance agents to bid out and maintain fire, liability, casualty, and other insurance.
• We evaluate all water, sewer, electricity, and other costs and implement all reasonable means of reducing them.
• We will communicate and coordinate with all investor-retained professional services.
• A successful relationship, effective management, and increasing property values are our goals.
